I founded Shanav Properties because buying property should be based on facts, not pressure or sales tactics. In Bengaluru almost everyone you meet during a purchase (sales teams, brokers, channel partners) is paid when you buy. Very few people are paid to help you decide whether you should.
My years in the Indian Railways taught me to read infrastructure announcements carefully: what's approved, what's funded, what's actually under construction, and how long these things really take. I apply the same discipline to locality research, plot approvals and pricing.
Shanav is now a research-first, buyer-paid practice. You can read the research for free. If you want help applying it to your own decision, you pay a fixed fee for my time, and nobody else pays me anything for your purchase.
Our independence promise
For our advisory work, our fee comes from the buyer, not the builder, developer, seller or broker. We don't take commission for recommending a property, we don't sell your details, and we don't accept payment to feature or rank projects. We may recommend not buying.
How we research
Every area guide separates official records, developer claims, listing-portal asking prices, news reports and our own analysis, and shows when it was last reviewed. Infrastructure is labelled operational, under construction, approved or only proposed. Read our methodology.
