Buying property in Electronic City: an honest 2026 guide
Established IT job hub with a working metro; phases differ sharply.
Electronic City, Bengaluru suits people working in Electronic City or near Bommasandra, first-time family buyers on a realistic budget, and rental investors who verify real occupancy. Flat asking prices averaged around ₹8,732 per sq ft in July–September 2026, lower than Whitefield or Sarjapur Road. The Yellow Line metro has run since August 2025, but not every home is near a station. The main risks are heavy new supply, drainage and flooding in some pockets, and water costs.
What Electronic City is, and where it is
Electronic City is split by phase and pocket. Phase I has established IT parks, metro access and parts of Neeladri Road. Phase II, Konappana Agrahara and Hosa Road, Doddathoguru and Kammasandra, and the Bommasandra and Chandapura extensions are each different. Apartment quality, school routes, flood history, road condition and prices vary between them. Some homes marketed as Electronic City are outside the industrial township or far from metro stations.
Pockets and sub-markets: Phase I, Phase II, Neeladri Road, Konappana Agrahara / Hosa Road, Doddathoguru / Kammasandra, Hebbagodi, Bommasandra / Chandapura extensions.
Electronic City property prices (October 2026)
Phase I asks more than the outskirts, so do not apply a Phase I rate to Doddathoguru, Phase II or the far extensions. An approved 30x40 plot in an established area can be priced very differently from a new gated layout at the rural edge.
| Property type | Indicative price | Basis | Note |
|---|---|---|---|
| Apartments (asking, per sq ft saleable) | ₹6,315–11,149/sq ft | Portal asking | July–September 2026 range; average around ₹8,732. |
| Apartments, Phase I (asking, per sq ft saleable) | around ₹8,991/sq ft | Portal asking | July–September 2026; a second portal shows around ₹9,197. |
| Apartments, second portal average (asking, per sq ft saleable) | around ₹7,726/sq ft | Portal asking | Doddathoguru averages around ₹6,556 on the same portal. |
| Apartments in newer projects (quoted, per sq ft saleable) | ₹5,500–10,900/sq ft | Developer published | Range across several projects in the wider corridor; extras usually excluded. |
| Residential plots (asking, per sq ft of land) | around ₹6,218/sq ft | Portal asking | July–September 2026 average; a previous-quarter plot-listing series showed around ₹7,663. |

Who Electronic City suits, and who should avoid it
Good fit if you are…
- People working in Electronic City or around Bommasandra
- First-time family buyers with a realistic budget
- Buyers of completed, good-quality flats with usable metro access
- Rental investors who target nearby employees and verify actual occupancy
Think twice if…
- You commute daily to the airport or north Bengaluru
- You expect big price gains just because the metro opened
- You would pay Whitefield-level prices for a marginal interior location
- Your household includes elderly members and the access roads are hard to use
Connectivity, commute and jobs
The Yellow Line metro from RV Road to Bommasandra started service in August 2025, with stops serving Electronic City, Hebbagodi and Bommasandra. It is a real mobility asset, but last-mile access by footpath or e-rickshaw and train frequency still matter. The Hosur Road elevated expressway (NH44) and NICE Road help some journeys. Silk Board, Neeladri Road, Hosa Road and interior residential streets can be very congested. Do not treat the whole corridor as 'next to metro'.
Electronic City has a relatively deep employment base built around large IT services campuses and the wider tech ecosystem, with the Bommasandra industrial area nearby. Tenants may still prefer homes closer to their office or a metro station, so location within the corridor matters.
Infrastructure: what's running and what's only planned
Price stories often lean on projects that are years away. Here's the status as of October 2026.
| Project | Status | Note |
|---|---|---|
| Yellow Line metro (RV Road–Bommasandra) | Operational | Service began August 2025; stops serve Electronic City, Hebbagodi and Bommasandra. |
| Hosur Road elevated expressway (NH44) | Operational | Helps some journeys; Silk Board remains congested. |
| NICE Road | Operational |
Water, flooding and environment
High industrial and residential density means you must check drinking water, STP or UGD, treated-water reuse and borewell and tanker costs. RERA filings show some Electronic City projects rely only on borewells. Parts of Choodasandra and Hosa Road have documented broken drainage and flooding. Plots near lakes and low-lying roads need a contour check and a visit in the rain. Check industrial neighbours, heavy-vehicle routes, ventilation and 24x7 power backup.
Schools, hospitals and daily life
Mature pockets have good daily retail, food outlets and nearby tech jobs. There are schools across Phase I and II and towards Hulimangala and Jigani; check the board, bus time and campus. Hospitals operate in Phase I and on Neeladri Road, and a large hospital campus sits at Bommasandra, outside the core of Phase I. Emergency travel time depends on Hosur Road traffic. Some interior roads can be hard going for elderly residents.
Approvals, khata and planning rules
Parts of Electronic City Phases 1 and 2 fall in the BDA and city-corporation area. Areas further south, towards Chandapura and Attibele, come under the Anekal Planning Authority, a BMRDA local planning authority.
Areas inside the ELCITA industrial township and plotted projects outside it may fall under entirely different civic bodies, so confirm who provides roads, water and drainage for your site. For Gram Panchayat or revenue plots, check conversion and bank financing project by project. For flats, check the RERA phase, occupancy certificate and actual carpet area. Approvals and khata are parcel-specific.
Key risks in Electronic City
- Heavy new supply holding back price growth
- Broken drainage and flooding in parts of Choodasandra and Hosa Road
- Borewell dependence and tanker costs eating into rental yield
- Homes in remote extensions marketed as Electronic City
- Congestion at Silk Board, Neeladri Road and Hosa Road
- A job-market slowdown raising vacancies
What to check before you pay a token advance
- Get rents for at least five comparable flats nearby
- Ask how long similar flats took to let over the last six months
- Get 12 months of water costs, including tankers
- Walk from the gate to the nearest Yellow Line station
- Check carpet efficiency against saleable area
- Add up all ownership costs, including maintenance and association charges
- Check whether the site is inside or outside the ELCITA township and who maintains services
- Visit after rain if the site is near lakes, low-lying roads, Choodasandra or Hosa Road
- Check industrial neighbours and heavy-vehicle routes
- Get the name of the local planning authority that sanctioned the layout, with approval number and date. 'BMRDA approved' on its own is not enough.
- Avoid plots sold with only 'Panchayat approval'. These are usually unconverted revenue sites that won't get an e-Khata or a bank loan.

Buying as an investment? What would break the case
If any of these happen, expect slower appreciation or difficulty selling.
- Heavy supply keeps prices flat despite the job base
- Tenants prefer homes closer to offices or the metro
- The flat is in a remote extension with weak demand
- Sewer, storm-water and road quality get worse
- Water and tanker costs erode rental yield
Electronic City: frequently asked questions
Is Electronic City a good place to buy a flat in 2026?
Electronic City can suit people working there or near Bommasandra, and first-time buyers on a budget. Flat asking prices averaged around ₹8,732 per sq ft in July–September 2026, with Phase I around ₹8,991. Check the specific pocket in Electronic City, since prices, roads and flood history differ widely between phases.
Does Electronic City have a metro?
Yes. The Yellow Line from RV Road to Bommasandra began service in August 2025, with stops serving Electronic City, Hebbagodi and Bommasandra. Many Electronic City homes are not within walking distance of a station, so test the last mile from your gate.
What is the price of plots in Electronic City?
Portal asking prices for residential plots in Electronic City averaged around ₹6,218 per sq ft of land in July–September 2026; a previous-quarter listing series showed around ₹7,663. An approved plot in an established layout can be priced very differently from a new gated layout at the rural edge, so check approvals and bank finance for each Electronic City plot.
Will flat prices in Electronic City rise because of the metro?
Not necessarily. Heavy new supply can hold prices back even with a strong job base, and the metro does little for homes far from stations. Buy in Electronic City for your own use or for verified rental demand, not on the assumption that the metro alone will lift prices.
Does Electronic City flood?
Some parts do. Parts of Choodasandra and Hosa Road have documented broken drainage and flooding, and sites near lakes or low-lying roads need checking. Visit the Electronic City property after heavy rain and ask residents about past flooding.
