Buying property in Whitefield: an honest 2026 guide

Mature IT hub with metro access, high prices and patchy drainage.

Quick answer

Whitefield, Bengaluru suits people who work at ITPL, EPIP or nearby tech parks and want established schools, hospitals and a working Purple Line metro. Flat asking prices averaged around ₹13,394 per sq ft in July–September 2026, the highest of the eight corridors we track. The main risks are street-level flooding, tanker water in some projects and heavy peak-hour traffic. Buy for the exact pocket, not the 'Whitefield' label, and check water bills and flood history first.

What Whitefield is, and where it is

Whitefield is not one uniform locality. It has four broad parts. The ITPL, Pattandur Agrahara and Kadugodi area sits near operational Purple Line metro stations. Nallurhalli and the Brookefield–Kundalahalli side are built-up residential areas. Whitefield Main Road, Ramagondanahalli and Varthur Kodi form a third belt. Further east, Immadihalli, Seegehalli, Varthur and Gunjur are often marketed as 'Whitefield', but travel times and infrastructure there are different. A high asking rate near a metro station should never be used to value a flood-prone interior lane.

Whitefield property prices (October 2026)

Flat prices here are asking rates on saleable (super built-up) area, not carpet area, so the real cost per usable sq ft is higher. The spread is wide: pockets near metro stations and established areas ask much more than eastern pockets marketed as Whitefield.

Who Whitefield suits, and who should avoid it

Good fit if you are…

  • People working at ITPL, EPIP or other Whitefield-area tech parks
  • Commuters who can walk to or easily reach a Purple Line station
  • Families who want established schools and hospitals nearby
  • Buyers of completed projects with verified water, drainage and reasonable maintenance
  • Investors with evidence of real tenant demand and a realistic rental yield

Think twice if…

  • You commute daily to west or north Bengaluru
  • You are sensitive to water costs or flooding and cannot get clear records for the building
  • You expect past price rises to repeat over a short holding period
  • You would need to over-borrow to buy into a branded new launch

Connectivity, commute and jobs

The Purple Line metro is operational through Whitefield and Kadugodi and links to east Bengaluru business districts. The weak point is the last mile from stations into interior streets. Traffic builds up at Hope Farm, Varthur Kodi, Kundalahalli and on the link to the Outer Ring Road (ORR). The ORR Blue Line metro is not running yet; its Silk Board–KR Puram section is targeted for mid-2027. Do not count it as a current benefit. Test your actual commute between 8:30–10:00 am and 5:30–8:00 pm, and check footpaths and bus options from the gate.

ITPL, EPIP and the surrounding tech parks give Whitefield a deep, established job base. This supports both owner-occupiers and tenants. Rental demand depends on IT hiring and office use, so a hiring slowdown, more work-from-home or a large employer moving out could soften rents.

Infrastructure: what's running and what's only planned

Price stories often lean on projects that are years away. Here's the status as of October 2026.

Water, flooding and environment

Some mature parts of Whitefield get municipal (BWSSB) water, while other projects rely partly on borewells and tankers. Some RERA-registered projects here declare borewell-only water. A trunk main nearby, or the wider Cauvery Stage V scheme, does not mean a particular building is connected. Flooding is a real issue: heavy rain in June 2026 inundated roads across Whitefield, Hagadur, Varthur and Gunjur, and drainage problems at the Hoodi underpass were reported in October 2026. Areas near Varthur Kodi, the Varthur Lake catchment, Gunjur, Whitefield Main Road and railway underpasses need careful checks. For sewage, confirm whether the building is on the BWSSB underground drainage (UGD) network or runs its own sewage treatment plant (STP). Construction dust is common in active pockets.

Schools, hospitals and daily life

Whitefield has strong urban healthcare, with several large multispecialty hospitals along ITPL Road, Varthur Road, Sadaramangala and Nallurhalli. There are many established schools in Whitefield and Kadugodi. Some schools advertised for Whitefield actually have their main campus closer to Dommasandra, so check the real address and bus route. Integrated townships, supermarkets, malls and clinics are close by in most settled pockets. Walking access, road safety and footpaths vary from street to street.

Most of Whitefield lies in the Bangalore Development Authority (BDA) planning area, with the city corporation (BBMP, now under the Greater Bengaluru Authority), which handles civic services, property tax and e-Khata.

Check which planning authority and local body govern the exact survey number, because outer pockets sold as 'Whitefield' may differ from the core. Approvals are parcel-specific: being in a 'BDA area' does not mean a layout or building is approved. An e-khata (the electronic property tax record) is not proof of clear title or a sanctioned layout. For flats, check the exact RERA-registered phase, the occupancy certificate (OC), association dues and sinking fund. Revenue sites, agricultural land and land-conversion parcels need specialist legal checks and are generally unsuitable for first-time buyers. Residential plot averages do not apply to industrial or SEZ land.

Key risks in Whitefield

  • Street flooding and basement water entry, especially around Varthur Kodi, Gunjur, Whitefield Main Road and underpasses
  • Partial or full reliance on borewells and tankers in some projects, raising monthly costs
  • Heavy peak-hour traffic at Hope Farm, Varthur Kodi, Kundalahalli and towards the ORR
  • High entry prices that may already include the metro advantage
  • New under-construction supply slowing resale and pushing down rents
  • Eastern pockets marketed as Whitefield without Whitefield's access or services

What to check before you pay a token advance

  • Walk the actual route from the gate to the nearest metro station
  • Ask security guards and neighbouring associations about flooding after heavy rain, and check the basement's history
  • Compare the building's entry level with the road level and check for nearby lake buffers or rajakaluves (storm-water drains)
  • Get 12 months of BWSSB bills, tanker invoices and borewell details, including summer months
  • Confirm UGD connection or a working STP, with treated-water readings and sludge disposal records
  • Check the RERA-registered phase, occupancy certificate, association dues and sinking fund
  • Compare registered sale deeds from the same tower or layout, not just listing prices
  • Work out carpet area versus super built-up area to know the true price per usable sq ft
  • Check power backup for lifts and water pumps
  • Check construction noise and dust from nearby sites

Buying as an investment? What would break the case

If any of these happen, expect slower appreciation or difficulty selling.

  • IT hiring slows, work-from-home rises or a large employer relocates, softening rents
  • The entry price has already absorbed the metro advantage
  • Tanker dependence and water scarcity keep pushing up running costs
  • Repeated flooding or basement incidents hurt resale value and insurance
  • The metro station is close on a map but not walkable or safe in daily use

Whitefield: frequently asked questions

Is Whitefield a good place to buy a flat in 2026?

Whitefield can suit buyers who work at ITPL, EPIP or nearby tech parks and want a working metro line, established schools and hospitals. It is one of the costlier corridors, with flat asking prices averaging around ₹13,394 per sq ft in July–September 2026. Before buying in Whitefield, check the building's water source, flood history and real commute, as these vary a lot by pocket.

What is the price per sq ft of flats in Whitefield, Bengaluru?

Portal asking prices for Whitefield flats ranged roughly ₹10,105–16,684 per sq ft in July–September 2026, with an average around ₹13,394. These are asking rates on saleable area, not completed sale prices. Prices in Whitefield vary with metro distance, project age, floor and size, so compare registered deeds in the same building.

Does Whitefield have metro connectivity?

Yes. The Purple Line metro is operational through Whitefield and Kadugodi. The ORR Blue Line is still under construction, with its Silk Board–KR Puram section targeted for mid-2027. Many Whitefield homes are not within walking distance of a station, so test the last mile yourself.

Does Whitefield flood during the monsoon?

Parts of Whitefield do. In June 2026, heavy rain inundated roads across Whitefield, Hagadur, Varthur and Gunjur, and drainage problems at the Hoodi underpass were reported in October 2026. Flood risk in Whitefield is street-specific, so check the building's entry level, basement history and nearby drains before booking.

Do Whitefield apartments get Cauvery water?

Some mature parts of Whitefield have municipal BWSSB supply, but other projects rely partly or fully on borewells and tankers. A pipeline nearby does not prove a building is connected. Ask the Whitefield seller or association for 12 months of water bills and tanker invoices, including the summer months.
