Buying property in Devanahalli: an honest 2026 guide
Airport-side land market; long holds, thin services, uneven demand.
Devanahalli, Bengaluru suits airport and north-corridor workers with a tested commute, and patient plot buyers who can hold for 8–12 years or more without rental income. Flat asking prices averaged around ₹9,844 per sq ft and residential plots around ₹6,219 per sq ft of land in July–September 2026. The main risks are groundwater stress, thin resale demand and paying early for an airport metro that is not running yet. It does not suit short-term flippers.
What Devanahalli is, and where it is
Devanahalli town is not the same as the airport toll-road frontage, Sadahalli, Chikkajala, IVC Road, Bettahalasuru, Bagalur or the Doddaballapur Road corridor. The wider area crosses municipal, village and airport-area planning zones. Large high-end townships and unserviced farmland sit side by side. Measure distance to your actual workplace and the airport terminal, not to 'airport road'.

Devanahalli property prices (October 2026)
Plot asking prices in Devanahalli fell about 13% between the second and third quarters of 2026 as the listing mix changed, a reminder that this is not a one-way market. Branded gated plots and township flats sit in their own price band and should not be used to value ordinary town or revenue land. We do not quote per-acre farmland prices because they vary too much by title, zoning and access.
| Property type | Indicative price | Basis | Note |
|---|---|---|---|
| Apartments (asking, per sq ft saleable) | ₹8,008–11,680/sq ft | Portal asking | July–September 2026 range; average around ₹9,844. Premium stock can be higher. |

Who Devanahalli suits, and who should avoid it
Good fit if you are…
- Airport, aviation or north-corridor employees who have tested their route
- Higher-income, long-horizon owner-users in functioning townships
- Plot investors who can hold for 8–12 years or more without needing quick resale or rent
Think twice if…
- You want a quick flip
- You need rental income soon, especially from a low-occupancy project
- You commute daily to the CBD or ORR without an employer shuttle
- Your family needs city amenities immediately
- Your plan depends on 'metro next year' or promised future tenants
Connectivity, commute and jobs
NH44 and the wider highway network give strong regional road access, but bring tolls, fast traffic, noise and last-mile problems. The airport metro (Blue Line) is not operational as of October 2026. Reporting on 23 October 2026 targets the airport–Hebbal stretch for end-2027 and Hebbal–KR Puram for early 2028. Do not pay a completed-metro premium for a vague 'metro near plot' claim. Daily commutes to the CBD or the ORR are long without an employer shuttle.
The airport, aviation services, aerospace and industrial expansion are real economic drivers. But airport jobs do not automatically fill apartments: work is often shift-based and spread out, and many employees live elsewhere. Rental demand in remote or low-occupancy projects can be thin.
Infrastructure: what's running and what's only planned
Price stories often lean on projects that are years away. Here's the status as of October 2026.
| Project | Status | Note |
|---|---|---|
| Airport metro (Blue Line) | Under construction | Not operational as of October 2026. Airport–Hebbal targeted for end-2027 and Hebbal–KR Puram for early 2028, per October 2026 reporting. |
| NH44 highway | Operational | Good regional access; tolls, fast traffic and noise near the road. |
Water, flooding and environment
The north fringe faces groundwater stress. A 2025 Central Ground Water Board (CGWB) assessment, reported in January 2026, classified Devanahalli among over-exploited units. Water arrangements differ between the town network, gated townships, peri-urban plots and raw land. Find out exactly who supplies drinking water: the town council, a borewell, tankers, a private treatment plant or a recycled network. For plotted communities, ask for the document showing the water source has been commissioned, not just 'water provision included'. Check septic, UGD or STP operation and lawful discharge. Aircraft noise can affect some sites. Bengaluru Rural district as a whole is classed as over-exploited, drawing about 147% of its annual groundwater recharge, and new borewells need prior permission from the Karnataka Ground Water Authority.
Schools, hospitals and daily life
Devanahalli town has shops and basic community services. City-level schools, specialist hospitals and recreation are often a long drive from outer gated developments. There is a regional teaching hospital near Prasannahalli. Check the nearest working emergency room, school bus routes, childcare, pharmacy and groceries for your exact site, especially if you have school-age children. An 'international school coming up' is not existing infrastructure.
Approvals, khata and planning rules
Most of Devanahalli taluk, more than 228 villages, comes under BIAAPA (Bangalore International Airport Area Planning Authority), a specialised local planning authority under BMRDA. It has stricter zoning and commercial clearances, and buildings need an airport height NOC.
First identify whether a parcel falls under BIAAPA (the airport-area planning authority), the town authority or a rural local body. Get the land-use zone, conversion order and sanctioned layout at survey-number level. Check the Airports Authority of India (AAI) colour-coded zoning map and height NOC rules, as well as road reservations, high-tension lines, acquisition and KIADB notifications. A plotted layout's approval does not automatically allow any house design on it. Any raw parcel under agricultural zoning is a separate legal and financial category.
Key risks in Devanahalli
- Over-exploited groundwater and recurring water purchase costs
- Thin resale liquidity, even when asking prices rise
- Airport height (AAI) restrictions and aircraft noise
- Heavy competing supply of plotted layouts
- Capital locked up for years with no cash flow
- Metro and other new infrastructure arriving later than marketed
What to check before you pay a token advance
- Identify the planning authority: BIAAPA, the town authority or a rural body
- Get the land-use zone, conversion order and sanctioned layout for the exact survey number
- Check AAI height limits on the colour-coded zoning map
- Check for KIADB or other acquisition notifications, road reservations and high-tension lines
- Ask for the commissioned water-source document, not just a brochure promise
- Ask for completed registered sales in the same township and actual plot resale times
- Check current occupancy in apartment projects before counting on rent
- Drive to the nearest working emergency room and school at peak times
- Measure the commute to your actual workplace and the airport terminal
- Get the name of the local planning authority that sanctioned the layout, with approval number and date. 'BMRDA approved' on its own is not enough.
- Avoid plots sold with only 'Panchayat approval'. These are usually unconverted revenue sites that won't get an e-Khata or a bank loan.

Buying as an investment? What would break the case
If any of these happen, expect slower appreciation or difficulty selling.
- Airport growth does not turn into local residential demand and tenants
- Water has to be bought regularly at rising cost
- Too much competing plotted supply holds prices down
- Resale stays slow even as asking prices rise
- The metro and other new infrastructure are delayed
Devanahalli: frequently asked questions
Is Devanahalli good for long-term land investment?
Devanahalli can suit patient plot buyers who can hold for 8–12 years or more without needing rent or quick resale. Plot asking prices averaged around ₹6,219 per sq ft in July–September 2026, but the listing average fell about 13% from the previous quarter, so the market is not one-way. Check BIAAPA approval, airport height limits and the water source before buying land in Devanahalli.
What is the price of flats in Devanahalli?
Portal asking prices for flats in Devanahalli ranged roughly ₹8,008–11,680 per sq ft in July–September 2026, averaging around ₹9,844. Flats in large branded townships were quoted around ₹7,800–14,000 per sq ft before extras. These are asking or quoted prices, not registered sale values in Devanahalli.
When will the airport metro reach Devanahalli?
The airport Blue Line is not operational as of October 2026. Reporting from 23 October 2026 targets the airport–Hebbal stretch for end-2027 and Hebbal–KR Puram for early 2028. Buyers in Devanahalli should not pay a completed-metro premium for a line that is still under construction.
Is there a water shortage in Devanahalli?
Groundwater stress is a real concern. A 2025 Central Ground Water Board assessment, reported in January 2026, classified Devanahalli among over-exploited units. Ask exactly who supplies drinking water to the Devanahalli property and get bills or commissioning documents, not just promises.
Can I rent out a flat in Devanahalli easily?
Not always. Airport and aviation jobs are often shift-based and spread out, and many workers live elsewhere, so rental demand in Devanahalli can be uneven, especially in low-occupancy projects. Check actual occupancy and recent rents in the specific township before counting on rental income.
