Buying property in Yelahanka: an honest 2026 guide
Settled north Bengaluru suburb; mature services, but check lakes and noise.
Yelahanka, Bengaluru suits families who want a more settled north Bengaluru neighbourhood, and people working in the north, at the airport or in the Manyata belt. Flat asking prices averaged around ₹10,164 per sq ft and plots around ₹8,146 per sq ft of land in July–September 2026. The main risks are lake pollution and drainage, aircraft noise near the airfield and Hebbal traffic. There is no metro station in Yelahanka today; nearby airport line sections are still under construction.
What Yelahanka is, and where it is
Yelahanka has several distinct pockets. Old Town and New Town have relatively mature civic services. Venkatala, Kogilu, Avalahalli, Attur, the Jakkur edge and the Yelahanka–Doddaballapur Road side differ widely in traffic, schools, noise, water and price. Edge townships have more new project supply but may have weaker last-mile access.

Yelahanka property prices (October 2026)
Yelahanka prices vary a lot by pocket and product. Plots in old, established BDA layouts can carry a large premium over greenfield plotted layouts on the Doddaballapur Road side, and luxury projects on the airport road sit far above the area average.
| Property type | Indicative price | Basis | Note |
|---|---|---|---|
| Apartments (asking, per sq ft saleable) | ₹7,583–12,745/sq ft | Portal asking | July–September 2026 range; average around ₹10,164. |

Who Yelahanka suits, and who should avoid it
Good fit if you are…
- Families wanting a more established north Bengaluru neighbourhood
- People working in north Bengaluru, at the airport or in the Manyata belt
- Buyers who prefer a ready home in an established area
- End-users who can verify utilities and access for their specific project
Think twice if…
- You expect a metro station nearby right now
- You commute daily to south Bengaluru tech hubs
- You assume every airport-side project will rent quickly
- The plot faces unclear drainage or acquisition issues
Connectivity, commute and jobs
Yelahanka is linked by Bellary Road (NH44), the airport corridor, Hebbal, Yelahanka railway station and local buses. Cross-city trips to the CBD or Whitefield still take a long time, and Hebbal can be worse than brochures suggest. The airport Blue Line's nearer sections are under construction; there is no Yelahanka Old Town metro station today. Check access to both NH44 and local roads, because being near the highway means little without ramps and service roads.
Yelahanka's job catchment is north Bengaluru: the airport and aviation belt, and the Manyata belt reached via Hebbal. Daily commutes to south Bengaluru tech hubs are long. Not every airport-side project will rent quickly.
Infrastructure: what's running and what's only planned
Price stories often lean on projects that are years away. Here's the status as of October 2026.
| Project | Status | Note |
|---|---|---|
| Airport metro (Blue Line), sections near Yelahanka | Under construction | No Yelahanka Old Town station today. Airport–Hebbal targeted for end-2027 per October 2026 reporting. |
| Bellary Road / NH44 | Operational | Main road link; check ramps and service-road access from your site. |
| Yelahanka railway station | Operational | Suburban rail use is only a possibility; check actual train services. |
Water, flooding and environment
Older pockets of Yelahanka have more established utility services, but edge projects may still depend on borewells and tankers. Ask for 12 months of water invoices and borewell details. April 2026 reporting described untreated sewage entering Yelahanka–Puttenahalli Lake, and official drain mapping flags concerns in the Allalasandra catchment. Recent flooding near Sampigehalli shows why apartments with basements need a flood-history check. Aircraft approach zones, industrial noise and railway lines affect some sites. If you plan to rebuild on an independent plot near the airfield or airport, check AAI height limits.
Schools, hospitals and daily life
Shopping and neighbourhood parks are relatively mature, especially in New Town. Several schools operate in New Town and nearby; judge each by its actual campus and bus routes. Hospitals are located in Yelahanka and New Town, at Kogilu Cross and near Bagalur Cross, and larger hospitals around Hebbal can be reached but are not automatically close. Footpaths and walkability vary lane by lane.
Approvals, khata and planning rules
Core Yelahanka lies in the BDA planning area, with the city corporation (BBMP, now under the Greater Bengaluru Authority), which handles civic services, property tax and e-Khata. Parts of northern Yelahanka fall under BIAAPA, the airport-area planning authority, which has stricter zoning and needs an airport height NOC.
Yelahanka has old BDA layouts as well as newer greenfield plotted layouts and Gram Panchayat (GP) revenue sites. A government-sanctioned layout and a GP revenue site must never be treated as the same. Check the layout sanction and the true Old Town or New Town address. For flats, check the occupancy certificate and sinking fund. Check any airport or defence NOCs that apply, and any drainage or acquisition issues on plots.

- Noise or aircraft height rules limit use or resale
- Basement flooding or rising water costs add to expenses
- New township supply outruns tenants
